Please call to make sure about status of every property before making an offer. PLEASE WRITE YOUR CLIENT'S HIGHEST & BEST OFFER at the time of submission because you will probably not receive a counter offer. The Company is not taking time to negotiate the way we have been accustomed to in the past. AGAIN, HIGHEST & BEST OFFER which is not necessarily the “highest price”, but the strongest offer, which can include:
1) Buyers using CASH
2) Buyers willing to remove physical inspection (or even appraisal) contingency.
3) Buyers willing to increase EMD/Earnest Money Deposit and provide in form of cashier check
HOW TO SUBMIT AN OFFER
To submit an offer YOU MUST follow the following steps. If you submit without any of the following items, you may experience delays.
Step 1: Download "Letter of Intent & Addendum":
CHECKLIST for Complete Offers: (must contain these items):
1. Letter of Intent & Addendum
2. Purchase Agreement (C.A.R. Form RPA-CA)
3. Proof of Funds
4. Copy of Earnest Money Deposit Check (Payable to ____ Escrow. Why? Sellers will advise which escrow company later but want to see a copy of the check now)
5. 1st Page of Credit Report(s)
6. Direct Lender Conditional Approval or Pre-Approval Letter, W-2, pay checks or/and 2 year tax returns.

- If your offer package is incomplete, we will request the missing items by email. Complete offers may be submitted and accepted before you submit missing items, so please hurry.
- If your offer package is complete, we will submit your offer and email you upon response from the Seller.
